In reality, deficiencies revealed in examining the inside of HVAC and Electrical equipment would virtually go undetected in conducting a typical Baseline Property Condition Assessment (PCA) according to ASTM E-2018—a truism that could easily end up costing a potential buyer thousands of dollars in purchasing a commercial property based upon a baseline Property Condition Assessment.
